Builder - Montgomery County, TX

Description

Caldwell Homes is a luxury home builder in College Station and Houston. We are seeking a Builder to add to the team. The Builder is responsible for managing the production of new homes for our customers. This would include, but not limited to, understanding the details of each product under construction, schedule management of all appropriate vendor partners, validating construction in relation to construction drawings and state and local building codes, communicating with customers and prospects on the technical operations of their home and the construction process.

Job Description

This position for Caldwell Homes includes representing our luxury brand , fostering a positive atmosphere for customers and prospects and the Team, promoting effective and timely communication with our customers and vendor partners and supporting an empathetic approach to customer service. This role also requires a proactive problem solver who walks each home under production on a daily basis, is engaged with vendor partners on quality execution and schedule management and ensuring that our brand promise is delivered on a daily basis.

Responsibilities

  • Manage the day to day field activities to ensure that schedule completion is met and construction standards are achieved.
  • Maintain a clean and safe building area.
  • Follow our Company Safety Program and ensure all vendor partners also comply with our Safety Program.
  • Effective utilization of our Integrated Homebuilder Management system to document and manage construction schedule, vendor payment authorization, and vendor substantial completion activities.
  • Verify all work is executed to agreed upon expectations and work professionally with our vendor partners to address issues
  • Manage all sub contract agreements, purchase orders, change orders and vendor product documentation to ensure all required paperwork is completed, retained and provided to our customers as required.
  • Maintain daily activity logs and technical inspection reports, as required.
  • Follows the communicated dress code.
  • Supports the efforts of the Design Center Interior Design Specialist to ensure that customer expectation of the selection process is established prior to their visit and ensure that the customer experience is excellent.

Requirements

Minimum Qualifications:

  • Bachelor’s Degree, preferably in Construction Management or related field of study
  • Demonstrated success in new home construction of at least 2 years
  • Willingness and ability to meet or exceed customer expectations
  • Excellent written and oral communication skills
  • Computer Proficiency and ability to learn new programs
  • Working knowledge of State and Local building codes
  • OSHA Certification

Must be willing to travel to Bryan/College Station, TX, Willis, TX and Cypress, TX.

Sales Counselor - Montgomery County, TX

Caldwell Homes is looking for an experienced new home Sales Counselor for our age targeted active adult homes in Houston, TX.  Caldwell Homes is growing and will soon be building in three master-planned communities in the North Houston area. The New Home Sales Counselor is responsible for selling 55 and 65 foot patio homes uniquely designed for active-adults.  We have over a dozen floor plans that have been meticulously crafted with universal design standards that facilitate aging in place features for 55+ buyers.  Sales experience with this buyer demographic is a plus. 

This role is responsible for thoroughly understanding our home designs, our construction process, and unique selling position and working with realtor’s and prospects on the evaluation, purchase, construction, and closing of their new home. This role is a highly customer facing position for Caldwell Homes that includes representing our brand in the marketplace, fostering a positive atmosphere for customers, promoting effective and timely communication, and displaying high standards of  customer service.  If you love people and are good at sales, we’d love to chat! 

Day to day responsibilities

  • Manage the day-to-day sales activities of our active adult home program. 
  • Work closely with the Marketing team on strategic initiatives that drive traffic to the model.
  • Effective utilization of our Integrated Homebuilder Management system to document and manage prospect traffic, customer engagement, purchase agreements, and communication with construction personnel.
  • Periodic competitive assessments of our product positioning versus the competition.
  • Develop working relationships with relevant realtors in the community to communicate brand and product positioning, available inventory, competitive positioning, and realtor incentives.
  • Tour visitors/realtors through the model home and available inventory homes and homesites, explaining features and benefits of our homes and asking for the sale.
  • Drive community daily to ensure that home sites are attractive and well-marked, free of debris, and working with the team to provide any corrective actions necessary.
  • Open the sales office promptly and ensures that all sales and marketing material is accurate and available and representative of the brand.
  • Answer and responds to all internet leads on a timely basis.
  • Follow the communicated dress code.
  • Manage customers with homes under construction to ensure that they follow the requirements of the sales agreement and regularly communicate the status of their home during the construction process.
